Many Richmond homes have existing hardwood floors that have become dull, scratched, or darkened over the years. Before assuming replacement is necessary, it is worth understanding whether refinishing can restore them to like-new condition at a fraction of the replacement cost.
Hardwood floor refinishing involves sanding the floor down to bare wood, removing the old finish, stains, and light surface damage, then applying fresh stain (if desired) and two to three coats of protective finish. Refinishing is appropriate when the hardwood is at least 3/4 inch thick (solid hardwood) with at least 1/8 inch of wear layer remaining above the tongue of the boards. Replacement is necessary when boards are severely cupped, deeply gouged, rotted from moisture, or when pet urine has penetrated through the finish and stained the wood itself. Urine stains that do not sand out require board replacement. Any boards with structural damage or excessive movement must be replaced.
The decision often comes down to the condition and the color change desired. If you want to change to a dramatically different wood species or a contemporary wide-plank look, refinishing the existing narrow-strip floors cannot achieve that result — replacement is the path. If you simply want to restore beauty and change stain color, refinishing is the economical choice.
