How to Maintain Vinyl Siding in Virginia's Humidity

Vinyl siding requires less maintenance than wood or fiber cement, but Virginia's humid climate creates specific challenges — primarily mold, mildew, and algae growth — that require attention to keep your Richmond home looking its best.

Annual pressure washing is the most important maintenance step for vinyl siding in Virginia. Use a wide-angle nozzle on a pressure washer set to 1,200–1,500 PSI and work from top to bottom. Wash in the direction of the siding's laps to avoid forcing water behind the panels. A mixture of 30% white vinegar to 70% water is effective for mold and mildew, or use a commercial vinyl siding cleaner.

Inspect caulking and seams annually in late fall or early spring. Check around windows, doors, utility penetrations, and corner posts. Cracked or failed caulk allows water to infiltrate behind the siding and into the wall assembly. Remove failed caulk completely and replace with a paintable exterior caulk compatible with vinyl.

Check for insect activity — particularly carpenter ants and termites. While vinyl siding itself is not a food source, insects can nest behind vinyl panels and access the wood framing below. Look for insect trails, sawdust piles, or soft spots in the siding that suggest activity behind the panels.

Inspect siding panels after major storms for cracks, holes, or panels that have been knocked out of their locking channels.
